Not a catalog. A conversation.
Some builders hand you a binder of fixed plans and call it custom. We start the other way around, with you, your land, and the way you actually live.
Whether you already own land or are still searching, we help you read the site for what it can become: where the light falls, how the grade drains, which rooms should face the morning. From there we shape a plan with you and your designer, price it honestly, and build it with trades we trust.
Because we're family-owned, you work with the same people from first sketch to final walk-through. Nothing gets handed off to a department that's never seen your home.
Craft you can see, and the kind you can't.
Design that fits your site
Plans and elevations shaped around your land, your sun, and the way your family moves through a day, not forced onto a template.
Finishes worth living with
Quartz kitchens, spa-style primary suites, custom cabinetry, real flooring, and covered outdoor living, all selected with you and written down so there are no surprises.
Building science under the skin
Tankless water heating, quality windows, tight sealing, and smart mechanicals: the quiet details that keep a home comfortable and efficient for decades.
Tight scheduling
Critical-path sequencing keeps materials and trades lined up in the right order, so the build moves without the gaps and guesswork.
Straight talk on budget
Real numbers, real allowances, and clear updates. You always know where the project stands, both financially and on the calendar.
We stand behind it
We build it as if it were our own. After move-in, you're still talking to the same family that built your home.
Two good ways home.
Both are built to the same standard. The difference is how much you want to shape, and how soon you want to move in.
Custom home
- Built on your land, or land we help you find
- Floor plan and elevations designed around you
- Every finish and fixture is your choice
- You're involved from first sketch to final walk
- Best when you want it exactly your way
Spec home
- Already built (or underway) in a chosen community
- Thoughtful, proven layouts and finishes
- Selections may still be open if you catch it early
- Top-rated school districts and amenities
- Best when you want a shorter path to move-in
From blueprint to keys
A clear, sequenced path, so you always know what's happening now and what comes next.
Conversation & site
We sit down to understand your vision, budget, and timeline, then walk the land together: orientation, grade, trees, views, and what it's zoned for.
Design & selections
Working with you and your designer, we develop the plan and elevations, then make finish selections together. Everything is documented up front.
Budget & agreement
A clear, itemized budget with honest allowances and no mystery line items. Once it's right, we put it in writing.
Permits & pre-construction
Engineering, permitting, and a real schedule. We line up materials and trades before a shovel hits the ground.
Construction
Framed straight, sealed tight, finished by trusted trades. We're on site coordinating the details and keeping you updated throughout.
Walk-through & warranty
A detailed walk together before you get the keys, and a family that's still here to call after you move in.
A few we've built
Estate on 1.5 acres
A gated 1.5-acre cul-de-sac lot, a chef's quartz kitchen, a soaking-tub primary bath, and a covered outdoor kitchen with fireplace.
Lake-country craftsman
Versatile bonus room, open quartz kitchen, and a luxurious main-level primary suite, minutes from Lake Lanier.
Lakeside family home
Arched doorways, granite kitchen, and a private level backyard steps from the Vann's Tavern boat ramp.
Before you build
Do I need to own land before I call you?
Not at all. Many clients come to us while they're still looking. We're happy to walk potential sites with you and talk through what each one would mean for the home you want to build.
Where do you build?
All over Georgia. Recent work includes Madison, Jefferson, Gainesville, Hoschton, Buford, and the communities around Lake Lanier, but if your land is in Georgia we're happy to talk about building on it.
Can I bring my own architect or designer?
Yes. We work well alongside your designer, and we can also recommend trusted professionals if you'd like a referral. Either way, collaboration is how we work best.
How involved will I be during construction?
As involved as you'd like. We keep communication open throughout: regular updates, clear answers, and the same family on the other end of the phone from start to finish.
How long does a custom home take?
It depends on the size, the site, the selections, and on permitting in your area. We'll give you a realistic schedule up front and keep you posted as the build progresses, rather than promising a date we can't stand behind.
Have a piece of land and an idea?
Tell us about it. We'll talk through what's possible. No pressure, just a real conversation about your home.
